To stage or not to stage? As a homeowner looking to sell their home in Northern Virginia, the question to stage their home gets asked a lot. “Is staging worth it?” “What does staging really do for my home?” “Will staging help my real estate photos?”

“Consumers Guide to Real Estate Staging” reports that homes that had not been staged before listing sat on the market an average 143 days. Once these homes were staged, they sold in 40 days. Homes that were staged pre-listing averaged 23 days on the market.

Some 77% of buyer’s agents said home staging makes it easier for prospective buyers to visualize the property as a future home.

3.) Make Your Listing Unforgettable

Just think about it, if your listing is empty or worse not prepped for sale, potential homebuyers will more often look over your listing, due to lack of character. Point is, there wouldn’t be anything for them to remember other than an empty house. By staging, you are more likely to create a visual for your views that they are more apt to remember. 4.) Look like you care about selling your house

What I notice a lot as a real estate photographer in the Northern Virginia area, is when the homeowners care about listing their listing and don’t. Now I know that can be rather frank, I know everyone has their own lives and are up to their eyeballs with their work; however, I can tell (and the photos show it) when a homeowner has been putting in that extra work to make sure their home looks picture-perfect 😉 for photos. to Voice my own opinion, if I was looking for a new home, I would want to feel that sense of “Wow, these people kept up with their home and made it look great.” from the photos and other content for that listing. 

5.) Not Staging Only Helps Your Competition

Like most things in life, selling your house is a competition. If you choose not to stage your house, you are putting yourself at a disadvantage. Other homeowners are bound to stage their homes. This is going to help their home hit on Tips #1, 2, and 3, leaving your home behind. You want the best looking, prepared, unforgettable listing, that is designed and for sure to get on and off the market as soon as possible.
